The NYU Schack Institute of Real Estate’s Master of Science in Real Estate requires that students complete 42 credits including: a three-tiered core that provides you with a broad foundation for the entire discipline of real estate; a concentration which includes a Capstone that is taken in lieu of a thesis or comprehensive exam; and one elective course to further enhance your proficiency in your specialty area or broaden your understanding of related areas, including construction management. Through full-time study, students can complete this program in two years, or part-time in up to five years.

Finance and Investment —With our proximity to the leading players in the global capital markets, you have an unequaled opportunity for exposure to breaking developments affecting real estate capital investment strategies. Many of our faculty are on the leading edge of structuring the deals, both in the investment banking and private-side lending and ownership communities. You will be prepared as few others are for real-world financial and investment analysis at the highest level.

Development—In this concentration, you study all phases of development from land use and zoning to design and environmental issues. You learn how to examine project feasibility; form project teams; secure financing; and work with design, engineering, and construction professionals. From residential developments to mixed-use commercial properties, you master the challenges of, and explore opportunities for, developing real estate projects.

Asset Management —This concentration teaches you strategies to maintain and enhance asset value. From the bottom up, you examine management effectiveness and capital budget allocation on a short- and long-term basis. Then you move on to refinancing and repositioning strategies to maximize value for current and future market cycles and the timing of the disposition, if appropriate.

MIT's Master of Science in Real Estate Development (MSRED) is the most concentrated, science-based graduate deGRE®Teste in real estate available. Launched in 1983 by the MIT Center for Real Estate, the MSRED is the first one-year deGRE®Teste of its kind, fulfilling a need for specialized education beyond the scope of the traditional MBA. The MSRED prepares men and women to compete in the global market with superior qualifications — providing the research-based expertise necessary to solve complex problems in contemporary real estate.

Electives

Once MSRED candidates apply for and receive advanced standing in core subjects on the basis of prior academic work or a record of field experience, they are encouraged to pursue electives. Advanced standing students can take courses throughout MIT or at Harvard through the MIT/Harvard cross-registration program. They have added flexibility to select courses within a chosen specialization or discipline such as finance, housing policy, or land use regulation.

Thesis Project

The required thesis provides students with an opportunity to integrate and apply the knowledge acquired in course work in a substantial written report, equivalent in weight to one full course. Students may choose to take part in ongoing MIT/CRE research projects, to select a research proposal offered by a member firm, or to identify a topic of their own (see examples of thesis abstracts).

Thesis Seminar

A thesis seminar is offered during the spring term. It describes faculty research interests, and explains quantitative and qualitative methodologies to help students explore possible thesis topics. Thesis topics and work plans are finalized by the end of the spring term. Thesis research — which may include interviews, statistical analysis, project evaluations, and literature reviews — and the writing of the thesis is accomplished over the summer term.

カリキュラムのポイント

The Wharton School has offered a real estate concentration for MBA students and undergraduates since 1985. The concentration has grown and developed, both in size and scope. The concentration consists of three required credit units and two electives. While the required courses focus on real estate law, development, and finance, the electives allow students to explore a variety of issues related to real estate. These include real estate economics, urban fiscal policy, the relationship between government policy and private development, international real estate markets, and the aesthetic and technical considerations of architecture.

The real estate concentration prepares students to be leaders in the real estate industry and provides the quantitative and qualitative tools necessary for their roles in shaping the future of the industry. To keep students informed of current issues in Real Estate, the Real Estate Department and Samuel Zell and Robert Lurie Real Estate Center sponsors conferences, seminars, and special programs on vital public policy issues relevant to the field.
